Renovation and remodelling
Below is what the association’s statutes say about altering an apartment and about the duty of maintenance. The text is a rendering of §§ 14 and 15 of the statutes.
Permission from the board
Under § 15 of the statutes, the tenant-owner may not, without the board’s permission, carry out:
- interventions in load-bearing structures
- changes to existing pipes and conduits for drainage, heating, gas, water or electricity
- other alterations to the apartment
The board may not refuse permission unless the alteration is damaging or detrimental to the association.
Duty of maintenance
Under § 14 the tenant-owner is responsible, at their own expense, for the interior condition of the apartment. This includes, among other things, the floors, walls and ceilings of the rooms, fittings in the kitchen, bathroom and other spaces belonging to the apartment, the glass in windows and doors, and the apartment’s outer and inner doors.
The tenant-owner is responsible for painting the inner sides of window sashes and frames, radiators, water fittings and the installations for drainage, heating, gas, electricity, ventilation and water with which the association has provided the apartment.
The tenant-owner is not responsible for painting the externally visible parts of the outer sides and the outer windows, nor for repairs to the pipes and conduits for drainage, heating, gas, electricity, water and ventilation with which the association has provided the apartment and which serve more than one apartment.
The association is otherwise responsible for the maintenance of the building.
